Is Zillow Right? 

Zillow has just flipped bearish on housing, which is a significant development. Their latest forecast indicates that home prices are cooling faster than expected, with some markets projected to decline by over 5% this year.

For most real estate investors, that’s a warning siren. But for short-term rental owners? It could be the buying opportunity we've been waiting for.

If prices soften while demand for travel remains strong, STR investors could secure prime properties at a discount, without the influx of new hosts we’ve seen in the past few years. Less competition, better pricing power, and the chance to level up your portfolio while everyone panics? That’s the real play.

Of course, Zillow’s forecast isn’t one-size-fits-all. The best STR markets, such as tourist towns, lakeside getaways, and mountain hubs, don't always follow the same rules as regular suburban markets. Guest demand, not local job markets, keeps these places afloat. That means opportunity won't just fall into your lap; you’ll need to be innovative, fast, and targeted.

Big picture: 2025 could be a turning point for short-term rental investors who stay aggressive but strategic.

You Are Leaving Money on the Table

When I bought my first rental property, someone casually mentioned "cost segregation" to me, and I nodded like I knew what they were talking about. Spoiler: I had no idea.

Cost segregation is a legal strategy that allows you to reclassify certain aspects of your property, such as flooring, appliances, and landscaping, and depreciate them over a significantly shorter period than the standard 27.5 years. Faster depreciation means bigger tax write-offs, which means more money in your pocket, not decades from now.

Of course, it is not free. You usually need a cost segregation study done by a pro, which can cost a few thousand bucks. However, if the property qualifies, the tax savings can be five to 10 times what you paid for the study. You can use that money to reinvest, renovate, or even take a real vacation.
