Can anyone actually remember a time when the housing market felt “normal”? Me neither. It feels like a distant dream, and I wouldn’t blame you for wondering if a healthy housing market will return, or if it went extinct in the 2010s like BlackBerry phones and DVDs. 

But what even is a “healthy” housing market in the first place? And should you care? Maybe I am the only one who thinks about these things, but I do think the health of the housing market matters to investors—a lot. I want predictability and stability in my portfolio, and without the five criteria I defined, there is more risk for investors. 

Given this, and because I am weird and can’t help myself, I created a scorecard of five key criteria to measure the health of the housing market and ranked where I think the housing market is today. It should give you a sense of where we are and what to do about it. 

I’d love for you all to take a look at what I made and let me know what you think. I’ve never seen a housing market scorecard before, but I’m thinking I’ll start tracking this regularly if you all find it useful. And if there are improvements I can make, let me know!

Zillow’s co-founder has a big new idea
