🏅STRs Record-Breaking January |
January 2025 burst onto the scene with record-breaking bookings and an occupancy rebound not seen since 2021. AirDNA’s January 2025 review reveals that demand surged 7.2% year over year, and growth accelerated impressively across all location types.
Mountain/lake resorts, for example, rebounded sharply—from -1.1% in December to 6.4% in January. Even more dramatic, small city/rural locations saw demand leap to 22.9% YOY from 14.6% in December.
I have been successful in rural cities, but I do not recommend them unless you trust the regulations, have a unique stay, or go with a larger, more accommodating property below market value.
Records were broken, with the number of bookings in the future reaching levels never recorded by AirDNA before. Bookings reached about 151% of nights stayed, with over 20 million nights booked, including 6.8 million future stays.
My prediction for 2025 is that high interest rates and more strict regulations will keep new listings in check. However, this sets the stage for a sell-off as underperforming sellers exit or convert to long-term rentals. This means existing hosts are poised to benefit from reduced competition. New investors may face challenges, but opportunities abound for those willing to co-host or patiently negotiate—just get your buy number and stick to it.
